Bluewolf Developments is a growing Sunshine Coast residential builder delivering quality homes, house and land packages, and investment-focused projects across South East Queensland.
We are seeking an experienced Senior Contracts Administrator to take ownership of procurement, contracts, cost control and commercial administration across our residential projects. This role plays a key part in protecting project margins, improving systems and supporting successful project delivery.
About the Role
This is a full-time, office-based position responsible for managing procurement, contract administration, subcontractor agreements, invoice verification and cost control.
You will work closely with our team to ensure projects are delivered efficiently while maintaining strong commercial outcomes. This role offers genuine ownership, autonomy and the opportunity to contribute to the continued growth of the business.
Key Responsibilities
Review project feasibility, budgets and margins
Obtain and compare subcontractor and supplier quotations
Negotiate trade and supplier rates
Manage subcontractor agreements, licences and insurances
Prepare building contracts and contract documentation
Issue and manage purchase orders
Review and verify supplier and subcontractor invoices against approved budgets and purchase orders
Identify and resolve invoice discrepancies and cost overruns
Prepare and administer client variations
Order materials and coordinate procurement activities
Maintain cost libraries, benchmark rates and supplier databases
Track project profitability and prepare commercial reporting
About You
To be successful in this role, you will have:
5+ years' experience within the residential construction industry
Experience working for a volume or project home builder preferred
Strong understanding of residential building contracts, procurement and subcontractor management
Experience managing purchase orders, invoicing and cost control
Strong commercial awareness and attention to detail
Confidence negotiating with trades and suppliers
Excellent organisational and time management skills
Experience using residential construction management software
Experience with Buildertrend, Buildxact or similar software highly regarded
Proficiency using Google Workspace, including Sheets, Docs, Gmail and Drive
You are commercially minded, highly organised and enjoy improving systems and processes.
